Typically, when people think about property management services, they think of the practical - arranging and overseeing the maintenance of the building’s interior and exterior, as well as the land. Those responsibilities are critical to protecting the value of the property and consistency of experience in the home.

Modern Home Concierge takes a different approach because the home/property is of utmost importance but so are the people that own it. The majority of my clients are business owners or executives that are responsible for their employees, their support infrastructure in their home homes and now their second home(s). So, my focus is not only on the practical, the tangible, but also the intangible. I want my clients to have peace of mind, absolutely, but I also want them to feel cared for to…whether it’s a welcome basket, fresh flowers, drinks chilled and waiting or a chocolate on the pillow, each stay at your home will make you feel as welcomed as your guests.

There are 3 tiers of service available:

Tier 1 - house checks (frequency determined by client). Currently available in Cedar Creek Lake, Lake Palestine, Lake Tyler, Hideaway Lake.

Pricing starts at $75 per house check.; scheduling vendors and overseeing the work will be billed at an hourly rate as needed.

Tier 2 - House checks, collecting repair/service estimates and overseeing the work. Available in DFW and East Texas.

Pricing starts at $1000 per month.

Tier 3 - Full Service - House checks, overseeing lawn care, housekeeping, general maintenance of home, boat/water toys, special projects as needed, as well as concierge services such stocking the kitchen, welcome baskets, fresh flowers, as decorating for the holidays or preparing for special events throughout the year. Available in DFW and East Texas.

What is Full Service Second Home Management?

It is a combination of traditional property management and high level concierge management services.

Upscale property home management provides a hands-free way to maintain your second home. Modern Home Concierge handles all the details to ensure your second home visits are care-free.

MHC second home service is held on a retainer basis to provide you with a consistent high level of care and upkeep.

Pricing varies based on home size, property amenities and frequency of use.

Monthly maintenance schedule may include some or all of the following:

Preparation of Residence for Client Arrival & Departure.

Check that all doors and windows are properly secure.

Check the phone lines and the Internet.

Inspect all rooms and grounds of the property.

Visual inspection for signs of mold and mildew.

Start all vehicles.

Check for visible water leaks in the home.

Monitor fans and air exhaust devices.

Visually check AC units for leaks, proper working condition and change the AC filters.

Identify areas in need of attention, suggest repairs and preventive maintenance.

Visual inspections for signs of insects and rodents.

Water interior plants.

Check that all appliances are in good working order.

Run the dishwasher.

Run the garbage disposal

Check hot water systems.

Run water in sinks, showers and flush all toilets.

Replace light bulbs when necessary.

Change batteries in smoke detectors when necessary.

Verify proper functionality of home entertainment system, indoors and outdoors.

Check alarm system to make sure it is armed and the house is secured.

Coordinate a house cleaning once a month, or as needed.

Coordinating and supervising landscaping, pest control and swimming pool services.

Check and change the outdoor lights when necessary.

Empty the mailbox and forward the mail within the US or International.

Home automation.

Automatic shades & blinds exercises.

Elevator routine check, every floor, emergency procedures.

Gate & garage doors response time, lubrication.

Roof inspection.

Generator routine check.

Full Service Offerings can include

Taking care of antique wood furniture.

Polishing antiques and silver settings.

Vendor sourcing for antique glass, wood repairs, etc.

Design, Installation & Removal Holiday Decor (yes, we want your home dressed to the 9s).

A complete inventory of your home - everything from the number and type of linens, dish/glassware and electronics to what type of  light bulbs are required for each room.

WATER TOYS

Stand up boards, kayaks, water skis, boat, jet ski’s, etc. are clean and ready to go.

Life jackets for all ages are freshly washed and ready to wear.

Southern Hospitality

Arrange catering.

Fresh flowers.

Tee Times are booked.

Fresh fish bait on site, if appropriate.

Chocolate on the bed pillow.

Fresh towels always waiting for the guests.

Appointments made on your behalf.

Additional Services can include:

Decor and design services

Coordinate installation of decorations

Coordinate vendors needed for setup and take down of special events, if needed.

Entire home, pantry, closet, storage, and garage organization *storage solutions could require an additional fee for time and materials.

Home moving and packing services 

Privacy is top priority.

Private portal to access everything going on with your home (before/after photos for repairs or special projects, estimates/invoices, etc.).

Supervising and staffing of all licensed & insured professional home service companies & contractors.

Vendor referrals and vetting on your behalf.
